What Are Cyclical Decorations?

Cyclical decorations are planned, regular redecoration programmes carried out on a set cycle — typically every five years — as part of a building's long-term maintenance plan. For residential blocks, cyclical decorations typically cover all external painted and coated surfaces as well as internal communal areas including corridors, stairwells, lobbies and landings.

Cyclical decoration programmes on residential blocks are commonly procured under Section 20 of the Landlord and Tenant Act 1985 where the total cost exceeds the statutory threshold. External Decorations

  1. 1Survey & Specification — We inspect all surfaces to be decorated and produce a full decoration specification including preparation requirements, system build-up and colour schedule.
  2. 2Tender & Pricing — We provide itemised pricing in a format suited to the managing agent or contract administrator. For Section 20 programmes we provide documentation in the format required for the statutory consultation.
  3. 3Pre-Construction — Access strategy, resident notification and programme are agreed before works begin. Colour schedules and sample panels are approved prior to full application.
  4. 4Delivery — All surfaces are prepared to the specified standard before decoration commences. Works are carried out by experienced decorating teams with ongoing site management throughout.
  5. 5Handover — Completed works are inspected and snagged. Decoration records, colour references and maintenance guidance are provided on completion.
