Overview

Communal Refurbishment for managing agents, housing associations and freeholders across London.

MEND Building delivers communal area refurbishment and internal upgrade programmes on residential blocks and managed buildings across London. Working for managing agents, housing associations, resident management companies (RMCs) and freeholders, we carry out fire upgrades, communal fitout, window and door programmes, floor and ceiling replacements and MEP upgrades in live, occupied environments.

What Is Communal Refurbishment?

Communal refurbishment covers the planned improvement of shared internal areas within a residential block or managed building — entrance halls, lobbies, corridors, stairwells, landings, lift lobbies and associated communal spaces. It ranges from like-for-like replacement programmes through to full communal fitout upgrades.

Communal refurbishment programmes on residential blocks are commonly procured under Section 20 of the Landlord and Tenant Act 1985. MEND Building supports managing agents and RMCs through the Section 20 process, providing clear programmes, transparent pricing and proactive resident engagement throughout.

Fire Upgrades and Compartmentation

  • Fire door replacement — supply and installation of FD30 and FD60 fire doors and frames to communal corridors, stairwells, plant rooms and individual flat entrance doors
  • Fire stopping and compartmentation — sealing of service penetrations, voids and junctions in fire compartment walls and floors in accordance with Approved Document B
  • Intumescent upgrading — intumescent strips, smoke seals, cold smoke brushes and door closers to existing fire doors
  • Lobby and corridor fire upgrade programmes — combined fire door, frame, lining and compartmentation upgrade packages
